University of Massachusetts Boston — Dr. J Keith and Angela Motley Residence Hall and Dining Commons

Project Description

263,000-square-foot, certified-LEED-NC Gold facility comprised of two buildings framing a new pedestrian path leading into the heart of the school’s Columbia Point campus.
Including 1,077 beds, this first residence hall in the campus’ history offers a diverse mix of room types organized around distinct living communities.
The facility also accommodates several multi-purpose spaces, conference rooms for group study, administrative offices, and a 500-seat dining hall.

Emerson College — Dining Center

Project Description

Totaling 18,000 square feet and seating 550, the Dining Center’s two distinct levels are connected by a grand open staircase.
The upper level designed for daytime use connects to the street and Boston Common, the lower level provides a safe, College-controlled environment particularly in the evening.
Seating on both levels features multiple food stations, providing diverse options including vegan, ethnic, fusion, casual, comfort, and other styles of cuisine.
Demonstrates a creative reinvention/restoration of three long-underutilized retail spaces on the College’s Theatre District campus

Meriel Marina Bay

Project Description

This amenity-rich, mixed-use residential complex offers 352 apartments in an oceanside community just south of downtown Boston.
Elkus Manfredi designed all common areas, including the lobbies, club rooms, lounges, fitness center, and kitchen/café spaces.
Design touches, like a handmade felted wool wall-covering, lends softness while the colors throughout the space transition from rich ocean hues to earthy tones.

One Seaport

Project Description

Two separate, interactive mixed-use buildings covering two city blocks, each building with a three-story base of retail, restaurant, and entertainment venues.
Atop the two podia are two 22-story residential towers offering 832 apartments, including nearly 100 “innovation units.”
Generous amenities include a 24-hour concierge, underground parking, bicycle storage, and an 8,000-square-foot common space, a business center, fitness center, and a play area for pets.
Provides 24/7, pedestrian-friendly street life to this rapidly growing neighborhood.

Project Description

Reinvented the 456,055-square-foot headquarters—organized around a new steel and glass atrium—to create a more open work environment ripe for spontaneous exchanges.
The atrium transforms a previously outdoor plaza into a vibrant space that fosters collaboration and exploration both with a public side and an employee-only side.
Interior executive area features a 4:1 ratio of open workstations to private offices, all of which are glass-fronted to reduce hierarchy and maintain transparency across all departments.
Daylight reaches deep into all work areas, and pops of bright color infuse the offices with vitality.

Emerson College — Two Boylston Place

Project Description

18-story, 375-bed residence hall offers suites, single, double, and triple student residences in the heart of the college’s growing campus in Boston’s historic Theatre District.
Features five themed, destination common rooms that address the urban campus’s need for indoor and outdoor communal student spaces.
Themes for each were specifically designed to address the desires of Emerson students: connections with the rest of the College, space for artistic self-expression, opportunities to build community, and design features that inspire.
Certified LEED-NC Gold while preserving and incorporating the façade of an historic Ancient Landmark Building into the new structure.

Samuels & Associates Headquarters

Project Description

This contemporary corporate headquarters reflects the company’s commitment to urban adaptive re-use by celebrating the 8,600-sf space’s industrial past as an automotive garage.
Design touches speak to the building’s history as well as the authentic, creative culture of the company and its entrepreneurial founder and chairman.
Four different meeting spaces off the welcoming reception area allow for private client meetings, and then can be opened up to create a larger space for entertaining and events.
Functional, comfortable workspaces accommodate 100 employees with a variety of public and private work areas.

Boston University — Joan & Edgar Booth Theatre and College of Fine Arts Production Center

The 75,000-sf facility unifies the College of Fine Arts School of Theatre with features that support all aspects of theatre production and performance arts.
Innovative building materials contribute to the architecturally stunning façade that elevates the university’s presence on Commonwealth Avenue.
Program elements include a 21,000-square-foot multi-functional studio theatre for an audience of 250; a Production Center that houses paint, set, and scene shops; plus faculty offices and teaching spaces.

This 239,000-sf, eight-story commercial tower provides contemporary workplaces within the 870,000-sf mixed-use Van Ness development in Boston’s Fenway neighborhood.
Partner to the Van Ness residence tower, the office tower offers open floor plans, high ceilings, inspiring views, and a lush landscaped fifth-floor terrace.
Three levels of underground parking provide 534 parking spaces.

Project Description

Inspired by its mid-century motor inn roots, the renovation of this two-story 93-key hotel in Boston’s Fenway neighborhood celebrates the area’s famed rock scene from the ‘60s to the ‘90s.
The transformation of this 1959 Howard Johnson’s motel creates a quirky, friendly, contemporary hotel while retaining its original footprint surrounding the rebuilt courtyard pool.
The new lobby’s rock-era details include authentic rock memorabilia; guestrooms feature retro-inspired lighting, art, and furniture.
